Saudi Arabia’s Rising Property Market

Saudi Arabia’s property market is seeing a major shift, led by the launch of Laheq Island. This high-end project, set in the stunning Red Sea, is designed to set new standards of luxury in the region.
Laheq Island is being developed by Red Sea Global, supported by Saudi Arabia’s powerful Public Investment Fund (PIF), which manages assets worth more than $1 trillion.

The island is built to attract the world’s wealthiest buyers. Prices show the level of exclusivity, with villas starting at 18 million riyals (around $4.8 million) and going up to 150 million riyals (about $40 million).
Laheq Island’s Spotlight

Laheq Island reflects a wider boom in Saudi Arabia’s real estate sector, which has grown rapidly in recent years.
The Kingdom is now opening up to global investors, a shift that could reshape the entire property market. While Dubai has long been the hotspot for luxury real estate, Saudi Arabia is quickly emerging as a strong rival.

Since 2019, property prices have jumped sharply, with villa rates climbing by 53% and apartment prices rising by 96%. This surge shows a strong and growing market that is gaining interest from wealthy buyers.
Laheq Island’s Global Attraction

The project is designed for high-net-worth individuals looking for second or third homes in unique destinations. With the Red Sea’s natural beauty and the island’s luxury lifestyle, Laheq stands out as an exclusive retreat for the rich.

Interest has already come from famous names, including global sports icons and celebrities, who are drawn by the island’s privacy and exclusivity. This interest is expected to rise as Laheq Island becomes more well-known.
Where Laheq Island Is Located

Laheq Island covers around 400 hectares and sits next to the world’s fourth-largest barrier reef. The island has clear blue water, soft white beaches, and colorful coral reefs, making it perfect for those who love nature and the sea.

With over 2,000 types of fish and a group of 92 untouched islands nearby, the area is full of life and beauty. It gives both guests and residents a rare chance to enjoy the ocean’s wonders.
Laheq Island’s Design Vision

Laheq Island is more than just a place to live—it brings together nature and luxury in a fresh way. Foster + Partners designed the island with a clear goal: to help people feel close to nature while enjoying top-level comfort.
Its layout is inspired by the idea of a “Forever Garden,” using lots of green space and natural features throughout.
The Iconic Ring

At the center of Laheq Island is “The Ring,” a one-of-a-kind structure created by Foster + Partners. This 800-meter circle wraps around the island’s lagoon and includes stylish apartments, hotels, and shopping areas.
The Ring shows off smart and creative design. It offers wide views of the island and gives people a special way to live by the sea.
What The Ring Offers

The Ring is more than a residential space; it is a lively center of luxury and lifestyle. Laheq Island will offer 528 villas and 221 apartments, all crafted with great attention to detail. Homeowners will enjoy a wide range of amenities, including:

- Luxury Apartments: Carefully planned homes that match the island’s natural charm.
- Resort Hotels: Two high-end hotels, one built for wellness and calm, the other for a more active stay.
- Retail Spaces: A range of shops and stores offering both local items and global brands.
Luxury Residences on Laheq Island

Laheq Island offers private luxury homes that blend with the island’s natural beauty. The design takes ideas from the land, sea, and sky, using natural materials to build shaded roofs and peaceful garden spaces.

These residences will give a quiet and relaxing escape for anyone looking to enjoy a calm life by the Red Sea.
What Laheq Island Offers

Laheq Island brings a wide range of features for both residents and visitors. The island includes:

- Golf Course: A scenic 18-hole course where residents can enjoy golfing in a beautiful setting.

- Marina: A marina with 115 berths, built to welcome yachts and boats, giving direct access to the Red Sea.

- Sports Facilities: The island has a racket club, a gym, and open fields for those who enjoy staying active on land.
Dining Choices on the Island

Food lovers will find many great dining spots on Laheq Island. It will host top beach clubs and restaurants, each with its own vibe and menu.
Whether you want a simple meal by the beach or a fine dining experience, the island serves up dishes from both local and international kitchens.
